Location: San Vito, Costa Rica
This private and secluded 61.54 acre (24.91 hectares) property perched high on a mountainside overlooking the Osa Peninsula leads you to San Vito. Conveniently located just 45 minutes from the Golfito airport, it is a 20 minute drive from Cuidad Neily and only 30 minutes before you reach San Vito.
The property consists of 2 beautiful homes (3 structures) and 9 additional building lots. The larger main house operated as a Bed & Breakfast and Restaurant at one time. The Tico Times newspaper wrote a review of the B&B when it was in operation, contact us for a copy of this article.
MAIN HOUSE / POTENTIAL RESTAURANT
The 2,500 square-foot main house consists of two buildings – the central living area (operated as a restaurant) and separate sleeping quarters connected by a wooden walkway.
Building 1 - The central living area is a Balinese-style teak construction with an open floor plan and many windows. It has a soaring cathedral ceiling and a wrap-around porch that looks out over the Valle del Coto Colorado and the Golfo Dulce. There is a comfortable lounge, spacious dining area, and office nook. The kitchen is restaurant-grade, with a convection oven, a six-burner stove and grill, and ample counter space.
Use this central living area as a RESTAURANT since it’s bright and open, with a dramatic 30-foot ceiling and a wrap-around deck. French doors and numerous windows give guests the impression of dining al fresco in the tree tops, and bird watching from the deck is encouraged. The interior space is 45 ft x 30 ft and seats more than 50 person when you add seating on the surrounding deck space. There is a parking area and separate bathroom available for your guests. The restaurant was closed in December of 2010; however the facility was operating as a Bed & Breakfast through June of 2013. Some of the restaurant furniture, large appliances and dishware could be included in the purchase.
Building 2 - The sleeping quarters building has a 25 ft x 12 ft seating area, two bedrooms with double beds and two separate bathrooms with hot-water tubs. Both buildings are environmentally friendly, utilizing solar-powered heating and rainwater reclamation systems, and natural ventilation. This is currently vacant as the last renters left on September 1, 2014.
GUEST HOUSE
Built on lot 10 in the drawings and designed by a Thai architect, the Guest House has a comfortable, cozy living area with sliding glass doors that open onto an expansive deck. The living room has a high rattan ceiling, and beautiful soft lighting enhances the teak post and beam construction.
There are two separate bedrooms on either side of the living area with two full baths. The master bedroom has built-in closets and drawers. The master bath has a separate walk-in shower and tub and ample cabinetry. Both bathrooms have double sinks with solar-assisted hot water. The bedrooms border a forested area where squirrel monkeys often frolic in the treetops. The bedrooms also open onto the deck, which offers distant ocean views.
The full kitchen is equipped with modern appliances, including a stove and refrigerator, and space is available for a dishwasher, if desired. There is ample cabinet space, and the fixtures are attractive and modern. There is a separate laundry room for a washer/dryer.
This home was originally built as a model home for the clients interested in purchasing the other building lots. The guest house is currently rented through mid-May, 2015.
BUILDING LOTS FOR FUTURE DEVELOPMENT
There are 9 separately titled lots (lots number 1 thru 9 on the drawings) included with this property. Each lot is set up for water and electric and has a buildable area (approximately half an acre) and additional protected mountain acreage. The mountainous area is inhabited by many species of wildlife, including squirrel and white-faced monkeys. More than 100 species of birds have been identified and delicate orchids can often be found along forest trails.
GENERAL INFORMATION
There are 2 septic tanks, one for each home currently built. Both homes are connected to AyA, but they also have rainwater reclamation systems. The property has a gate along the main road and the driveway/internal road runs alongside each of the 9 available lots, not through any of them.
SUMMARY
The property was purchased by the current owners in 1998. Their plan was to create a private resort and retreat for visitors to the San Vito area. The current 3 structures were built in 2009. There is a 75-page business plan from 2006 and a 40-page property synopsis from 2008 showing building sketches and options for lot development.
Some cosmetic work needs to be done on the property, mainly restoring some of the wood flooring and porches due to the weather and years of wear and tear.
