Tierra Morenos is one of the smallest townships in the San Juan Valley. These 598 acres have many different and amazing features. The property borders the main public road that crosses the Rio Morenos and leads gently up the hill to the very top of the ridgeline above. From the river to the upper sectors the land is made up of gentle rolling hills. There is an internal private road that runs through the property and provides access to the different areas on the land.
The ranch house is in the mid sector of the land. This is the home of the owner where he and his family lived for over 40 years. The house is in excellent condition and can be lived in as is or remodeled for use as a primary residence. The ranch hand is currently living in the home while caretaking.
The ranch is made up of different areas. Roughly 125 acres in the very upper sector is mostly mature secondary and some primary forest. This area has been put in a reserve that pays the property owner 2 million CR Colones per year (around $2900 today).
There are 125 acres planted in oil palm. This area consists of gentle rolling hills that provide the possibility of several natural building areas. Contrary to popular belief the oil palm is being grown organically chemical free. The palm trees can be selectively removed to create living spaces.
It has a lot of available water!! There are several year-round springs that originate from inside the property and flow through it with countless different waterfalls, cascades and pools for cooling off and swimming. These springs originate from high up on the land therefore giving the ability to gravity flow water to all parts of the property.
In-between the different creeks are wide open gentle rolling cattle pastures that can be developed as living spaces with views looking out over the surrounding area. From the upper area of the land distant blue water views of the Pacific and Cano Island can be seen.
This ranch connects to 3 other smaller ranches all under 100 acres that share the same physical features, river frontage, and blue water views of the Pacific also. The 4 properties together would own that area of the mountain and make a very private segregation of smaller ranches.
